If Tarvin Elementary has made your list, there’s a good chance the school is influencing your home search just as much as the house itself. For families moving to the Leander area, school quality can narrow the list of neighborhoods pretty quickly. Because once you find a campus you like, the next question is usually how to make sure your child can attend.
With Texas public schools, the answer starts with your address. Your child’s assigned school is determined by where you live and within which attendance boundary that address falls. If your home is zoned for Tarvin Elementary, that’s the campus your child is assigned to attend. You don’t need to win a lottery or compete for one of a limited number of spots in the neighborhood school.
That makes the home search especially important. Finding a house that looks perfect online is one thing. Finding one that fits your budget, checks all the boxes for your family, and is zoned for Tarvin is another.
I’m Andrew Clements. I’m a licensed realtor and a General Contractor serving the greater Austin area, and I help families navigate exactly these kinds of moves. When a particular school is part of the reason you’re buying, I don’t just look at the house. I also look at the address, the neighborhood, the condition of the property, and the long-term fit. In this post, I’ll walk you through what you need to know about getting your child into Tarvin Elementary and finding the right home along the way.
How Leander ISD School Zoning Works
Leander ISD assigns students to elementary schools based on where they live. If your home is inside Tarvin’s attendance boundary, Tarvin is your assigned elementary school. While Leander ISD may allow families to request transfers to other campuses, transfers are subject to district policies and available capacity. They are not something you should build a home search around if a particular school is the priority.
The safest approach is a simple one. Find the house first, then verify the address with Leander ISD before you make an offer. Don’t assume that because a listing says “Tarvin Elementary” or “near Tarvin Elementary” that the address is guaranteed to be assigned there. For that, you need to look up the specific address on the district website. The Leander ISD school zone finder allows you to enter an address in a search bar to find out which school the residential address is tied to.
School boundaries are district decisions, and Leander ISD has adjusted elementary attendance zones as the area has grown. The district continues to evaluate enrollment, development, and capacity when considering boundary changes. That’s particularly important in this part of the Austin metro, where new neighborhoods and new schools continue to change the map.
Where Is the Tarvin Elementary Attendance Zone?
Tarvin Elementary is located at 1280 Logan Del Way in Leander, near the Palmera Ridge area. The campus opened in 2021 as Leander ISD’s 28th elementary school. The school was originally created in response to rapid growth in the northern part of Leander ISD. When the district planned Tarvin, the attendance zoning process involved portions of the Parkside and Pleasant Hill areas, among others.
Currently, the rough boundaries for Tarvin Elementary are South Fork San Gabriel River to the North, Parkside Parkway to the East, Country Road 177 to the South, Ronald Reagan Boulevard to the West and a branch out on Ranch Road 2243 out to 183 which then cuts up County Road 270 (when 270 is north of E San Gabriel Parkway). It’s a complicated map and this is why it’s so important to look up specific addresses as the rough boundaries are just that – not exact.
But again, neighborhood names are not enough to determine school assignment.
Leander ISD uses specific attendance boundaries and neighborhood codes. You should always verify the specific property address not just search for homes in a particular subdivision. Five minutes of verification before an offer can save you a very expensive mistake.
What Makes Tarvin Elementary Attractive to Families?
Tarvin is a relatively new campus that has already garnered a positive reputation for academics and its approach to learning.
The school has grown quickly along with the surrounding area. Recent state data shows enrollment at approximately 866 students in 2026, up substantially from 2022. That growth is worth paying attention to if you’re buying with a long-term horizon.
A school can be highly rated today while the surrounding area continues to develop. Capacity, new construction, and future attendance-zone changes are all things families should keep in mind when choosing a home based partly on the school assignment.
What Neighborhoods Are Near Tarvin Elementary?
The area surrounding Tarvin includes a mix of established neighborhoods and newer developments. Palmera Ridge is one of the communities closely associated with the school. When Tarvin was being planned, Leander ISD specifically identified the campus as being near Palmera Ridge.
The broader area has experienced significant residential growth, which is one reason school boundaries here deserve particular attention. Relying solely on a neighborhood name is no guarantee of a school attendance zone. A subdivision can have multiple sections. A boundary can run through a neighborhood. A new school can cause an existing boundary to shift.
If you’re buying because you want Tarvin specifically, verify the individual address with Leander ISD before you structure your entire home search around it.
What Do Homes Near Tarvin Elementary Look Like?
The housing around Tarvin reflects the growth of northwest Leander. In this area of the greater Austin metro, you’ll find newer construction, master-planned communities, and homes with the features many first-time and move-up buyers are looking for, including open floor plans, larger kitchens, newer systems, outdoor living areas, and modern energy-efficient construction.
But newer doesn’t necessarily mean better.
Two homes built around the same time can have very different levels of construction quality and maintenance. Builder upgrades, lot location, drainage, landscaping, HVAC systems, roof condition, and previous repairs can all affect what you’re buying.
Because of my General Contractor background, when I walk a house with a buyer, I’m not just looking at whether the kitchen looks “good.” I’m looking at the things that are going to affect the buyer’s costs after closing. A beautiful new-ish house with drainage problems is not necessarily a better deal than an older house that has been properly maintained.
What to Know Before You Start Your Search
If Tarvin Elementary is a major reason you’re considering this area, there are a few things I would do before you start making offers.
First, verify the school assignment for every address. Don’t rely solely on Zillow, Realtor.com, or an agent’s listing information. Use Leander ISD’s current school assignment tools and verify the property directly with the district. The district provides a school finder for determining current assignments.
Pay attention to boundary changes. Leander is growing quickly, and the district has already redrawn elementary boundaries as new schools have opened and enrollment has changed. A school assignment is based on today’s boundaries, not a promise about the next 10 years.
Look beyond the school rating. A great school is important, but so are the home’s condition, property taxes, HOA costs, commute, lot, and future maintenance needs. Don’t buy a house you can’t comfortably afford just to get into a particular school zone.
Understand the home’s actual condition. Newer construction can reduce some maintenance concerns, but it doesn’t eliminate them. My GC background lets me assess what a buyer is taking on before they commit.
Think about the entire school path. Elementary school is only the beginning. When you’re buying a home for your family, look at the middle and high school assignments, too, and verify the current feeder pattern. Leander ISD publishes feeder patterns because elementary boundaries don’t always translate into a single middle- and high-school path.

There is no secret application or backdoor way into Tarvin Elementary. The most reliable path is the same one I tell families looking for any specific public school in Texas: buy the right address.
The challenge is finding that address, making sure the assignment is current, and finding a home that makes sense for your family financially. That’s where I come in. I know the Leander real estate market, I verify school assignments before my buyers make offers, and I have a General Contractor background, which means I can evaluate the condition of a home alongside the price and location.
